Housing prices are based on many criteria and location is one of the factors. In our area of southwestern Manitoba housing prices are higher where there are more jobs therefore, the closer you are to the oil patch near Waskada or the closer you are to Brandon the higher the prices. Property values in the towns of Belmont, Ninette, Glenboro and Baldur are generally lower than Killarney or Wawanesa.
Other factors regarding value:
Lot values are higher on the lake than in town. A lot in the town of Ninette or Killarney on the lake or with a view of the lake may be valued higher than one without a view or water front. Properties lower to the water are generally valued higher than view lots or lots of higher elevation.
Assessed lot values and building values are higher on titled land verses leased land (and mortages may be easier to obtain on titled land).
Developments in the RM of Prairie Lakes have a caveat on the property, which is a requirement by the Municipality. These agreements vary. Building covenants in subdivisions vary.
